Founded by Ryan Pennington on 7.7.07, Seven Development, LLC d/b/a 7D Commercial Real Estate (7D) is a full service "boutique" real estate services and development company focusing on all aspects of retail, office, and industrial commercial real estate. 7D has vast amounts of experience in all facets of commercial real estate including Sales and Leasing, Tenant Representation, Investment Sales, Development, Construction, and Property Management. Experience coupled with national relationships, enables 7D to be a very agile and effective player in the dynamic commercial real estate industry.
7D provides experienced and driven representation of Developers, Landlords and Tenants throughout Indiana, Kentucky and Ohio. Through it's collection of talented partners and team members with more than sixty years of combined experience, 7D assists it's clients in the planning, development and leasing of projects, the regional expansion of it's retail and restaurant clients, the disposition or acquisition of investment properties, and the management of operating properties. In addition to its client services, 7D has begun developing its own portfolio through build to suits and multi-tenant retail projects.

MEET THE TEAM
Ryan Pennington | Founder
Ryan's career in commercial real estate began back in the year 2000 working for one of the largest privately held shopping center developers in the country. Ryan was fortunate enough to gain lots of experience at a young age in the areas of leasing, property management, construction and development. After nearly five years, Ryan made a move to a fast growing company focusing on large regional power center developments across the country working his way into management roles as the Director of Leasing, and, ultimately, VP of Leasing, responsible for all leasing activities for approximately 6M sq ft of new shopping centers across the country. Building upon a great knowledge base and far reaching relationships, Ryan founded 7D on 7.7.07 and hasn't looked back; creating a boutique real estate firm specializing in all facets of the industry.
Ryan and his wife, Brittany, reside in Floyds Knobs, IN just outside of Louisville, KY and spend most of their down time with their two boys, Parker and Pierce.

Andrew Clifford | Partner
Since 2001, Andrew has been engaged in the commercial real estate industry beginning with a small boutique development firm and a larger national shopping center developer, both based in Indianapolis. Prior to partnering with Ryan and 7D, Andrew spent four years working for himself at Clifford Realty building a client base of local, regional, and national retail and restaurant clients. As a licensed principal broker in the state of Indiana, Andrew provides his clients with a full spectrum of commercial real estate services. Largely specializing in Tenant Representation, Andrew represents a wide variety of retail/restaurant clients across the Midwest providing expertise in site selection and deal negotiation.
Andrew, his wife, Aleigha, and two children, Cruz and Everly, reside in Indianapolis, IN.

Luke joins the 7D team with over 15 years of experience in the commercial real estate industry, including over 13 years with Kite Realty Group (REIT). While at Kite, Luke oversaw and managed the lease up and redevelopment of specific assets across Kite's portfolio, procuring hundreds of deals in over 23 states across the country, from coast to coast. At 7D, Luke is focused on Landlord Representation assisting with lease-up of new and existing assets, acquisitions and dispositions of retail, multi-family, mixed-use & Industrial real estate assets, as well as, Tenant Representation focusing on the site selection and growth strategies of clients throughout the region 7D serves.

Prior to joining 7D, Blair held positions at JLL as Senior Vice President, as Director of Real Estate at Washington Prime and Sr. Leasing Rep at Simon Property Group totaling more than 18 years in the commercial real estate industry.
Blair has an extensive background working with retailers, developers, brokers, municipalities, and owners of national, regional and local platforms. Other areas of expertise include portfolio account management, financial forecast modeling and budget processes with construction, property management, legal and leasing. With focus on Retailer expansion, the partnership with 7D combines the knowledge and expertise to provide clients with informed direction and services including market analyzation, expansion strategies, site selection and procurement, execution of leasing strategies. His responsibilities include retail market development, site procurement and the implementation and execution of leasing strategies pertinent to client’s needs.
Blair resides in Indianapolis with his partner, Brynn and son, Barrett.

THE "REAL" BOSS
Brittany graduated from Butler University with a degree in Finance. She helped found the company in 2007 but joined full-time in 2015. Prior to that, she served as the Director of Andy’s Outreach (an employee assistance non-profit fund for Texas Roadhouse), she also has experience in the banking and investment industries.
When she’s not managing the day-to-day office and accounting needs, she starts her second job of managing all the Pennington men in her life. She and Ryan have two young active boys, Parker & Pierce.

Bruce | The Muscle (sort of...)
Some people in business refer to themselves as a "bulldog", well this guy is a BULLDOG. That being said, his bark might be worse than his bite. He spends his time sleeping on the office floor, snoring during conference calls, and sometimes provides some unpleasant gas. 7D prides itself on being high energy, tenacious and persistent; for very brief periods of time, due to overall endurance and attention span, Bruce embodies those qualities.
Brittany and Ryan are graduates of Butler University in Indianapolis, IN and had to have a bulldog in appreciation for their alma mater. Bruce loves his brothers, Parker and Pierce, and absolutely hates anything on tires.

WHAT WE DO
7D has vast amounts of experience leasing and working directly for Landlords large and small. In other words, 7D thinks like an owner and has the experience to evaluate opportunities for it's third party listings with an owner's mentality. 7D is not just another broker, we treat our listings as if the properties are our own. It's not about doing a deal, it's about doing the "right" deal for our clients.
7D is equally capable of representing the Tenant side of a transaction as it is representing a Landlord. With the development and Landlord experience, 7D is able to quickly identify locations that suit the needs of it's clients and is especially competent in negotiating with Landlord's on the Tenant's behalf. 7D's reach is national, but the core focus is primarily in IN, KY & Southwest OH.
7D, at its core, is a development company. Whether its a build-to-suit, multi-tenant building, regional shopping center, industrial or office building; company owned or fee developed; 7D is a capable developer specializing in first class projects based on tried and true development principles. 7D is always looking for the next opportunity and a way to raise the bar from design aesthetic and functionality.
7D's Property Management Team works closely with real estate owners and investors to develop and manage customized programs that focus on cost efficient operations and tenant retention. Our understanding of lease administration, building and property operations, maintenance, property accounting and financial reporting, contract management and more can increase values and the owner experience.
7D has the knowledge and wherewithal to assist in the sale and acquisition of income producing assets through its national reach and unique understanding of operating properties. 7D constantly monitors the market to understand current trends and the marketability of income producing assets. Our network of relationships that are active in the capital markets assure that we can realize true values in a sale or acquisition.
