Founded by Ryan Pennington on 7.7.07, Seven Development d/b/a 7D Commercial Real Estate (7D) is a full service "boutique" real estate company focusing on all aspects of retail commercial real estate.  7D has vast amounts of experience in all phases of commercial real estate including Sales and Leasing, Tenant Representation, Development, Construction, and Property Management.  Experience coupled with national relationships, enables 7D to be a very agile and effective player in the shopping center industry.

Ryan Pennington - Principal | CEO

Ryan's career in retail commercial real estate got it's start as a marketing intern in the year 2000 at Sandor Development Company, one of the country's largest privately held developers.  Upon graduation, Ryan became a Leasing Representative for Sandor responsible for approximately one third of the six million square foot portfolio in the states of IN, OH, and VA.  In addition to his leasing duties, Ryan was responsible for construction and property management related to his portion of the portfolio, which provided a vast amount of experience early in his career and the basis for Ryan's expertise in all aspects of leasing, property management, construction, and development.  Following his time at Sandor, Ryan served as the Director of Sales and Leasing and ultimately became the Vice President of Sales & Leasing for Premier Properties USA, Inc. (June 2004 - May 2008) where he was responsible for overseeing all of the leasing activities for approximately six million square feet of centers either existing or in different stages of development and construction throughout the country. 

Since 2007, Ryan has been working to build 7D into a leader in the retail commercial real estate industry.  In his relatively short career, Ryan has completed hundreds of lease/sales transactions with national, local and regional retailers and restaurants throughout the country, he counts as clients leading restaurants, retailers, service providers, developers, and REIT's, and he's only just getting started.  In conjunction with his partners, Ryan looks to build 7D into a leading "boutique" full service commercial real estate firm that wows its clients with unmatched experience, far reaching relationships, and concierge level customer service.  

Ryan holds a Bachelor of Science degree in Marketing from Butler University in Indianapolis, IN and is a licensed Principal Real Estate Broker in Indiana, Kentucky, and Georgia.  He is a member of the International Council of Shopping Centers (ICSC), a former Indiana Co-Chair of ICSC's Next Generation, a member of Young Real Estate Professionals Louisville, and a member of the Louisville CCIM Chapter.  Ryan also serves as President & CEO of Insidesign Properties and is a partner in Insidesign, Inc..  Ryan, his wife, Brittany, and their two sons reside in Floyds Knobs, IN near Louisville, KY.

Andrew J. Clifford - Principal | Partner

Andrew Clifford is a partner in 7D's Indianapolis office.  He graduated on the Dean’s List with a Bachelor of Science from Indiana University, Bloomington.  Andrew works with a wide spectrum of clients across the Midwest providing commercial real estate services such as, tenant and buyer representation, landlord representation, investment advisory, consulting and development.

Andrew has worked with several Fortune 1000 companies, publicly traded retailers & REITs, (GSA) General Services Administration, privately held organizations, municipalities, universities, private equity firms, franchises, as well as, numerous regional and local businesses.  Andrew is actively representing clients with a core focus in, retail/entertainment, office, industrial and commercial real estate investments (single tenant / multi-family).  He has 16+ years of commercial real estate experience providing advisory services to several different industry sectors such as: retail, restaurant-entertainment, manufacturing, analytics, technology, insurance, warehouse / distribution, multi-family, health care, wealth management and energy.

Previously, Andrew worked as the Development and Leasing Manager at DRG, a boutique commercial real estate development and investment firm, providing expertise in acquisitions, development, entitlement, construction, leasing and property management.  While at DRG, Andrew and the CEO of the company developed, leased, and managed a portfolio of commercial real estate properties anchored by national retailers, in addition to many regional and local businesses.  In less than 5 years, they jointly developed over 300,000 square feet of commercial real estate, giving Andrew unique and very extensive experience in all segments of commercial real estate industry.  Andrew then joined Premier Properties USA, Inc., a fast growing power center and lifestyle center developer based in Indianapolis, working on the leasing team. While at Premier, Andrew was responsible for sales and leasing within the company's Midwest portfolio, consisting of more than 2 million square feet.

Prior to partnering with 7D, Andrew spent four years working for himself at Clifford Realty building a client list of local, regional, and national businesses primarily focused on retail and office commercial real estate.  As a licensed principal broker in the state of Indiana, Andrew provides his clients with a full spectrum of commercial real estate services.  He is an active member of the International Council of Shopping Centers (ICSC), former Indiana Co-Chair of ICSC's Next Generation, member of The Penrod Society, SpeakEasy, Verge and the Indy Chamber.  Andrew, his wife, Aleigha and their two children reside on the northside of Indianapolis.

Jim Conklin | Broker Associate

Jim is a seasoned retail real estate agent with nearly 15 years in the retail sector specializing in tenant and landlord representation. His reputation for dedication to service, honesty and integrity make him an invaluable asset to his clients and to our team. A brief sample of current and past clients that Jim has represented include Great Clips, White Castle, Mortenson Family Dental, Cracker Barrel, YUM Brands, DJM Realty, Walgreen’s, Mattresses Unlimited, Urbahn’s Properties and Dunkin Donuts. Prior to real estate, Jim worked in the investment banking field with a Louisville firm that specialized in municipal funding as a financial and operations principal.

Jim is a licensed real estate broker in Indiana and a licensed sales agent in Kentucky. In addition Jim has many professional real estate connections across many of the major markets in the United States with highly qualified retail brokers, developers and shopping center owners.

When Jim is not doing deals he enjoys spending his leisure time with his wife of nearly 30 years, Jackie, their two daughters Hayley and Julie and his grandson Brayden.
